So your number just indicated the density is a lot lower in TO than the other one.
Low rise vs High rise (as a matter super high rise compared to N. America, mostly 40 stories) and therefor the issue.
TO and GTA is trying to build up density of major roads with Subway or subway potential (witness Sheppard going east from fairview mall. Talking about subway extension for a long time, finally redeveloping the land to have high rises, but NOT to 40 story level yet, WHY?.
May be we need to have Government sponsored development, with some subsidised (say 10 percent) housing having future sale proceeds to be shared between government and resident for low income residents. Raffle ticket may be the way to be fair based on luck.
Presto can trigger zone based fare structure then short distance commuter may just get on subway for a few stop instead of drivng the car.
Gasoline tax may discourage drivers for unnecessary trips or combining errands. Proceeds going towards transportation, not GENERAL revenue for the city. |
